I have some insurance related questions. I have lived in my house nearly 22 year and had a “roofer” stop by and ask if I wanted him to check my roof out. I figured what the hell why not. Anyhow we get in contact with my insurance and we agree to meet with the adjuster out 2 days later. The adjuster says yes it definitely needs a roof. So that’s all well and good. Now here is the rub. The check will be written out to me and the roofer. Do I pay him for the materials up front and pay for the labor after the roof is complete? Or just how does this play out? Never made a claim before so I don’t know for sure. I don’t want this guy taking off with my money and I don’t want this whole thing to turn into a mess. Just want my roof.

Did I miss something or... What happened to your roof? Oh don't use those storm chasers, get a couple estimates from reputable roofers.

Well my roof is 21 years old and I have noticed a few shingles torn or missing and hail damage on some of the vent caps. So it does need to be replaced. Just not sure about the guy who is wanting to do the roof. Seems to be a nice guy nothing he has said or done is odd. However the company name I looked up produces no results on the web. The guy did say they were just starting up in the area. They came with new trucks the second time I saw them to meet the adjuster. Is it odd for a roofer to want me to pay for materials up front? I do electrical work and don’t charge people up front for materials. The name of the company is American Emergency Roofing. My internet is down at the moment so I really can’t dig into the web to find out info on these guys. But typically I do check them out. Hopefully my web will be back up soon so I can look into them.

Back up a minute.... The check is being made out to you and some roofer? Whose the "roofer"? Is he a licensed contractor? Does he have liability insurance? Workers comp insurance? Is he a established company?
Any references were you live? Im suspect of anyone who shows up unsolicited to pass judgement on the condition of my house, which btw is nothing short of excellent. Please be very very cautious and before any check is cut know your rights

. New trucks mean nothing. Depending on the quality of shingles you may need a new roof and seeing it has damage maybe so. Did you ask for references? If you didn't you better and again please be cautious.

Well to be honest I don’t know if the check is written to both them and myself. It should be here by Saturday. Then I can answer that. I assume they write the check to both them and me to be sure it gets done and I’m not hosing the insurance company.

Stay away from that roofer. Also, how did you get an insurance company to pay for a 21 year old roof?

NO,NO,NO. Ask around aquantices, neighbors. Sounds hinky to me.

My deductible is 1k they prorated my shingles and I have weather related damage to the shingles. Like I said it was not recently messed up but has been for a couple years. They were 25year shingles.

Insurance goes by condition, hail dents, etc.

Hell no! Roofers that ride around fishing for work are most likely scammers and would do shoddy work if they even showed up after the "down payment"...

I think I will call my adjuster and talk to him about the roofers. It’s weird they need the materials money up front. That sounds odd to me.

Assuming you have replacement cost on your roof, you should get the first check for the depreciated amount of your replacement cost. Once the repairs are made, you will have to submit the paid invoice and you will then get the balance of the full replacement cost. I would avoid an “out of towner” roofing company and get some estimates from local companies. Who are you gonna call when something is wrong with the roof a month later and the company is long gone?

I think it's sort of like Auto insurance. A two party check mailed to you. You present it to him when you are satisfied with the work. Nothing up front from a reputable roofer.

Being in the industry, I'd never hire a contractor that wanted money up front. Do a job, and you get paid. Simple. Possibly you could consider paying him once the material is loaded on the roof, but I wouldn't. This is one reason why my car will never end up in a restoration shop.

No money up front!! If worse comes to worse buy shingles yourself . That if cost of shingles isn't in insurance check. Sounds fishy. I'd find someone else. MO

Never had to pay up front for any of the houses or outbuildings here on the farm when we had the roofs replaced. Metal or asphalt. Also you want a reputable company that will be around 10-20 years from now to take care of any future warranty problems that you might have, and they do happen. Can’t imagine an insurance company issuing a two party check, I’d be talking to my insurance agent. Good luck.

I went through this last year.
Your correct on your roof being pro rated. The check should be made out to you and only you. No money upfront!
Look for a reputable roofer in your area.

Yea I’m calling him tomorrow. I don’t need to be dicked over. There are plenty of local roofers that I can get to come and look at it. The estimate was like 10,000 ish bucks they deducted depreciation of around 2500 also my deductible leaving around 6900 on the table. This includes some popcorn ceiling repair.
