Any real estate guys on here or renters?

Of course, we have had a renter family that stayed for 10 years
Took 5 months to get the house "ready again" and about $14,000
Again, deductions....

Just went through that same thing. It’s great having long term tenants, but just impossible to get any real work done with a family in there. I have summers off and it took me 10 weeks 6-7 days a week most weeks and probably close to your $14k figure.

You got that right! Between the 3 houses I had I planned to keep them 1 for each college account. Plans changed but the tenants still paid off nearly $200k of mortgage and I easily came home with $100k of profit... even coming out of the housing collapse.
 
An old house inspector that used to own many rentals told me a story when he was doing an eviction in housing court. He said that he had to sit there and listen to his tenant lie like crazy to the court DA. He said that he later went to the DA in private and told him the tenant was lying. He said the DA told him that they all lie.
 
Hi, I recently started investing in real estate and found good and experienced business partners from this site home investors . So, I would like to say that if someone plans to start investing in real estate, then I advise you to find people you can trust. You will not be successful without trusting people, remember that. Therefore, I found business partners and showed them my ideas and my plans for investing in real estate, they helped me a lot to realize my plans. I now own a fair amount of real estate all over Kansas and California.

I have Industrial rental property. I’ve had couple bad tenants but they’re easier to evict I’ve done very well with them they paid for them selves and also make my house payment plus more
 
My rental properties are my early retirement (I hope).
