I am not staying in Phoenix. May keep the house here and rent it. Have a big chunk of rural property in NY on Pa state line but winter is nasty. Toured New Mexico a few months ago but way too much liberal for me. Saw many small businesses killed with Covid garbage. Tennessee is a real possibility, outside of Nashville or Knoxville.

If you can get there ( Gridlock) and then there is NO PLACE TO PARK..... LOL

Google about Holmes beach... Look at what there Mayor ( a woman named Titsworth) has gone through to stop 80 million dollar bridges to her town for NO REASON... There are no parking spaces and its FULL..... 31,000 cars everyday cross over to an area with NO more room......
That is the future people........
 
Lake Guntersville Alabama is the best place we ever lived. Sorry, it just filled up!:lol: But seriously, Northeast Alabama is beautiful and still relatively cheap.

Gardnerville is a nice area here in the Reno area. I am up in the northern part of Reno so I know the area quite well. Now State income tax is a winner. And if you are a disabled Vet, you can get a property tax reduction or DMV costs so that is an added plus. What I worry most about CA folks migrating here, is that all too many will bring their Marxist BS and other baggage with them and try and make this another satellite for them. Not to turn this towards a Political discussion, but facts are facts. But for the most part, Northern Nevada is really an affordable area to be in...cr8crshr/Bill:thumbsup::thumbsup::thumbsup::usflag::usflag::usflag:

It will not take that long for some in the Phoenix area. Private wells are drying up because someone else drilled deeper. Neighborhoods that were built without have their own prime source of water are being shut off in the not so distance future. In an area that is already over built per water available. More desert gets bull dozed and developed in the west valley. Some are already drinking recycled sewer water. Not sure how that will work when the power goes out. There are acres and acres of solar panels in the cities of fun just not sure there are enough.
South Mountain Park is a beautiful place to visit. Not sure how many in the Phoenix area even know it exist. But to stand on top the mountain presents the vastness of the valley's problem.
I will be curious to see how this plays out over this summer. The reading I have been doing on this is actually sorta of scary as far as how bad this could get, and with some of the measures they are having to implement. It slays me that they just keep building and developing the area, knowing there is no more water! I know here in New Mexico there is really very little talk of how bad the situation is. Its almost like they dont really want to talk about it. Keeping my fingers crossed, but would not surprise me any if a relocation would be in my future.

but most here are transients & transplants or holdovers
from points east...

They came here fucked it up,
just like where they came here from & moved
to do it again

Places I have lived and loved.... the average American would just say " YOU could not PAY me to live there." They would then list their reasons, and I would just say, that is why I love it!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! :poke:

Recently read that the little ol' county we're in here (population of less than 60k, yet one of the largest
sq. mi. in the state) had over 1,000 real estate transactions last year - and that 70% of parcels were
bought by people outside the region.
That's quite alarming....
I've been noticing it slowly coming for years, from the way people act to the way they drive.
I recognize a Yankee pretty easily (I lived amongst them for many years, remember), but it appears
we're one of the regions that actively advertises for folks to spend their loot here.

I don't mind the country folk that got stuck in cities. It's the city people that want to move to the country and then change it because they don't like it. The same goes on with state transfer of people.
To all that want a different place to be embrace the area for all it is. That's why you wanted to be there. If you think you need to change it stay where you are.
I have come to a stage in life that the only reason for a permanent move will be on count of health.

I've been trying to talk my wife into the panhandle of FL for years now.
Hang out by Pensacola - watch the planes go over, that sort of thing.
I'm about done with any frozen, dreary winter crap for good.
