I understand the wet saw if that's what you have. But there are dry cut tile saws with dust collection. Looks like you have it under control and doing a great job.
All I remember was some soapy crap that didn't work well. Deisel was our go to, but you didn't want to get caught with it. As soon as we were done with it, it went into the used oil vat.

I have used the Auto Zone tool rental when away from home. One of something for one time use unless really expensive is not a big deal. I already have 2's, 3's and 4's of somethings. But there has to be a limit somewhere.
It's paid for itself. Through it in the drawer with the other one-time used tools instead of whining about a $15 socket. The cost of fuel hauling a one-time use rental would have cost me more.
Like said before proprietary mill shapes cannot legally be duplicated using cutters whom patterns are protected. In otherwards no one can legally sell routers or cutter unless released by the mill that owns the patten to the pattern. Thos forcing suppliers to buy from millworks of that pattern...

I do believe the only why to do it and have it last is to die the concrete. Then polish it. Need to have the color all the way threw and just not on top. For those with existing floor this will not be a good option. I know there are comercial products out there but plan on spending some big dollars.
