Roof Maxx shingle spraying treatment a junk product?

The house next door was built 18 years ago and a new owner took over about 5 years ago and had the shingles sprayed/cleaned a couple of years later. Looked good until Hurricane Beryl came through a little over a year ago and blew a lot of them off. My roof is around 25 years old and lost one tab that was on the upper edge. I'm wondering if this process is softening them up to the point that the 'stick strips' are turning loose?

Either softening them up or hardening them enough where they shrink and pull off the tack strips.

They have been advertising that roof max alot here lately. I their web site says it will cost about 20% of what it would cost to replace the roof. And they give a 5 Year warranty if your roof qualifies. Sounds to me you would be better off saving the 20%, and put away another 20% a year for the next 4 years and then have the roof replaced.

There is no product that will make a bad asphalt shingle better. The shingle grit protects the asphalt from UV and isn't a single cohesive layer on purpose. Any spray that stiffens the shingle works against the shingle in high winds. A better approach if allowed on a single layer roof is a new layer but that has structure concerns depending on older house truss spacing and deck thickness. Plus it increases expense on tear-off later and can cause issues with leak repair in the interim.

If you could add some granular to the shingle with the spray you might have something, I have some ELK 50 year shingles on my house and first barn, thought I would be good for at least 40 plus, its been about 22 and most of the granular has worn off, pretty much in my eaves trough, they used to be green pretty much black now, will be looking for a new roof in a few years tops.

If you could add some granular to the shingle with the spray you might have something, I have some ELK 50 year shingles on my house and first barn, thought I would be good for at least 40 plus, its been about 22 and most of the granular has worn off, pretty much in my eaves trough, they used to be green pretty much black now, will be looking for a new roof in a few years tops.

It could be mold growth? I did a small area just using a cleaning solution and the color showed back up. IIRC right, I also have the Elk shingles. Been looking for my receipt but so far, nada.

make it look like storm damage. I had my roof replaced three years ago after replacing it myself in 1985.
Yeah, that's thirty two years! I guess I did a good job? Well, I'm too old to be doing that stuff now! Paid
13k to have it done professionally and am happy with the job. I don't even give that Roof Max a thought
because it is not a shortcut for a new roof. A home inspector will be able to see this junk on the roof if
you are trying to sell and deduct from the price. How much are you really saving?

I'm skeptical of the stuff too....and even more so after my neighbor was pretty much the only one in the neighborhood that lost a good quantity of his shingles.

I Googled it for the reviews and for the cost it's recommended to just replace your shingles.

I read that, but it's illogical. The underlying structure of asphalt and fiberglass can't be made flexible again except when heated. That's why walking a hot roof is bad for the shingles. As well as walking a frozen roof damages the shingle

The shingle maker will have a divisor they use for warranty, and it varies by region. Only a guess but your ELK that is rated 50 yr will have a 25 year 100% warranty that drops off drastically after that

My only warning is get lots of referrals as my dad's barn install was a bit of a misfire. Lost both turbines in the first year. We used a different company to fix the barn and do the house. That was in 1992. Only 1 repair since then but storms like this do that

I wanna replace mine with steel standing seam. But man is it pricey.

ya, the standing seam is but its looks great. I'm gonna use the screw down cheap stuff they build barns out of.
