Not sure if I shared the first bad opener repair experience-

We were out of town and had already bought the new unit, left it at the rental and had scheduled the $150 install through Home Depot.
I had noticed there was one sheet metal screw missing from the bracket that the "J" hook bolts to.
There were still five screws in it and I almost drove the 4 miles to get a screw to put in but didn't, as I assumed the installer might have one.
So we get a call from the installer saying he can't install it because the bracket is "no good". Tells us this twice and says he has to go to another call. Then (hindsight, this was to cause panic) says he might have a "heavy duty" bracket on his truck.
How much? $250! We were trapped and had to do it. Blatant scam RIP OFF.

Hopefully these more durable openers will outlast our ownership of these houses.
 
The tenant came out and asked "is there anything you two don't do?"
 
I've got two non-functional garage door openers, unknown age. Since we don't use them daily, I've just been opening em manually.
Your horror story about garage door repairs confirms my decision.

400 cdn at home depot every day of the week. I showed a while back mine ate the plastic gears... as my door freezes down on winter. It lasted 28 years though. FULL gear replacement kit cost me 75 bucks off Amazon. If I'd ordered direct from the same place it came from would have been $150. 2 hours tops re and re and I even gave the torsion spring a turn for shats and giggles.

Belt drive opener is $200-250.

Screw drive is $350.

You need to channel your inner MacGuyver when you own rental property. :)

I hate working on garage doors, but I have installed two for other people and repaired a few - however I draw the line at playing with the coil springs.
 
Dakotas are real bad about warping front rotors.

Especially if you don't torque the lug nuts properly.

I found that out prior to my third set of rotors, and now that problem is gone and those rotors have been on for years and years.
The rotors on my beater are original....just drove it lightly and used the brake lightly and they straightened up. Soft spots? Maybe but since she's been gone, no more problems!

Hung out with the doctor. Drill Doctor that is. One set down, two to go.

That's another machine that I miss after retirement....the drill pointer. Don't remember it doing anything smaller than 1/2" though.

Agreed. My rental duplex had a hive(s) between the aluminum siding and the cinder block. They made passage through a kitchen exhaust fan vent to the other side of the cinder block, between it and the interior drywall. Opened the drywall for renovations, and....bastards got me a dozen times before I could get out of the damn room. I felt like SWAT - tossed three foggers in the room like grenades and left. Never really did get rid of them, despite keeping a tennis racket handy all summer...but they seem not to be back this summer.

Yet.
Dirt daubers is one of my problems. So far they've ruined the motor on a table saw and are building nests in dang near everything!
