Calif Homeowner's Insurance up 42.5% From Last Year

SW florida is a great spot I own a place there myself. This time of year half the country comes to get out of the cold and enjoy the florida sun and nice friendly people......well some are and some are just bitter old hypocrites who dont want anyone to move there....like they did (you know who you are). yeah Insurance company's suck you gotta stay on them and dont let them push you around. They pulled the same **** on me this year, said my roof is too old. Come to naples Ill buy you a drink:thumbsup:
 
It’s shot up everywhere - in Arkansas they are hiking replacement values up which has to do with material scarcity and labor cost increases. And contents replacement value is priced as a percent of home replacement cost so it jumps up to, all driving their rate up. But it’s kind of a Trojan Horse thing I think. I protested mine - I told them they were trying to tell me that a builder was having to spend $200/sf to build a home now - not counting lot cost to keep things apples to apples with replacement cost. Yet these new houses are being marketed around here for $150-160 /sf (which includes the lot). I asked how am I supposed to believe that which they couldn’t answer.

They had my replacement cost at least $100,000 more than I could market the whole lot/house for so I protested. They gave me their worksheet and I went through it correcting a lot of things. A couple they countered on. Ended up reducing it about $50,000 and by increasing my deductible from $1,000 to 2,000, I got it down to about last years premium figure again.

Really?

That is apparently the new reality.
 
Holy S@*#t - What part of FL do you live in? I’m snooping around Naples, Sarasota area. Do those areas have the same issues and costs? We would be only looking at very new homes <10 years old.
East central, which I am afraid is going the way of that southwest part of the state. I don't even care to visit that "resting place" of the north people. Houses around here are selling in less than a week, most in a day or two with bidding wars happening and the house actually sells for more than the asking price. Big areas of developments that were cleared and then went dormant over 10 years ago are building up like crazy with the only issue being materials and maybe labor.

Hurricane Ida, which hit in late summer, is expected to be among the five costliest hurricanes in U.S. history. They haven't even started to calculate the losses from the tornadoes that ripped through eight states in early December. Yes both California and Florida are a problem. California has always been prone to wildfires, but California has been both drier and hotter during the summer months. Combined with, plant life slowly drying out and becomes quick kindling for fires, campfires and electrical system blowouts, California is now experiencing a larger number of wildfires each year. These wildfires have also grown in intensity and are now burning more acreage. Mudslides and landslides follow wildfires where the land has been left stripped. Florida's coastal problems don't help either. I too have friends that live on the coast. They continue to tell me, it only last a few weeks and then, all is great, it's worth it. I know a guy that has three homes and one of them is in the key's and his HOA fee's for a boat on constant stand by to take them back and forth are 2000 a month, what would you guess the cost of his insurance is and why he is now selling. They are looking to the future and know things are only going to get worse. What insurance company would want to insure an area that these common disasters are increasing exponentially and are far more costly, for that reason we all share the burden from all that goes on across this country. Rates are not done going up!!!

After the catastrophic losses due to the fires and such, this is what insurance companies routinely do. This re-fills the insurance trust with the monies paid out because of the losses. Simple term is "Insurance Experience Modification" due to the "Loss Ratio" that they incurred... cr8crshr/Bill:usflag::usflag::usflag:

Yeah but i think greed is also a big factor. It's probably not Inflation alone.
Here in the states Companies and people are trying to keep the same profit margins which revolves around wage increases, worker shortages, food shortages, insurance and fuel costs etc. I raised my rates this year 8% and personally I don't think that is enough. SOME are greedy but I am not greedy I just am adjusting to my expenses which went up way more than that..

On another note my home owners insurance will go up also even though I chose not to live where Floods, Hurricanes, Fires and Mudslides are that take out homes regularly.. Ins. Co's are legally allowed to pass a % to all of their customers when they pay out a percentage of their holdings.

That is apparently the new reality.
In pretty much every state it’s against the law to cancel w/o notice. In fact I know of none where that can be done without violating the law. The state insurance commissioner would have had something to say about that had you reported your insurer.
 
They gave a whole 30 day notice, they just didn't say why, and we had to prod.

You'd think something a simple/trivial and easily corrected as that would be front and center.
 
It’s true and has nothing to do with the raise in Home values. It has everything to do with what @Budnicks states in his post above. This state is rotten to the core with corruption and mismanagement. I live in a 1700 Sq ft Condo - in a condo values have very little to do - as you only own what’s attached to the 4 walls. My insurance went up 37% this year. I was a career insurance exec so I know the inside/out goings on. I searched high and low and finally found one company that would match my expiring premium. We own 2 homes - same for the other one. The fires do have a lot to do with it - but it’s the disgusting mismanagement of the forest and brush areas that are the real problem. That and as stated - corruption. This state needs to become it’s own country and stop screwing up the rest of the US. Let them go to hell by themselves….
I agree with most of that, we need to take it back not give it up...
 
I guess one of two things seeing as how you can’t answer a simple question - either you don’t live there or you don’t remember where you live….
The last time I went to that area Sarasota, Ft Myers, Naples was to buy some wheels. It was so gridlocked I did not think I would get home.. This was 4 months ago or so... I live east of Tampa and we notice the increase in traffic daily... Alot of my friends, who are natives, are leaving because of the congestion... Like I said, 16,000 a day mostly from BLUE states they ruined, now coming here to ruin florida
So are your friends EX Californians??..

I have to tell you pal - count your blessings. I know the great state of Arkansas is a completely different market - but previously affordable places like Idaho and CO are now up in the $450 - 500 a Sq ft. Those are CA prices all day long - and even here they’ve up from $400 to 600+ a Sq ft. There’s not many safe price havens any more. You’re a lucky man to live in such a cost effective area.
 
I was looking at the vehicle insurance. Actually we will once in awhile get a reduction in our insurance if there have been fewer claims.
