What did you do today....other than work on your car!?

I was called out at 3:45pm yesterday, but since the Dump closes at 4:00pm, I said I'd be there in the morning. I have spent all day there today trying to dry out a control cabinet for a Compactor after the heavy rain yesterday....and worse last night. Relays & switches are full of water.....arrived home about a half hour ago after collecting all the parts I need for a big replacement tomorrow...including a PLC that got soaked.
I just checked the local Water company website see how much rain we got yesterday....since the Dams were down to around 83% when I checked on Wednesday....

Got the oil changed in the Charger. Kid almost put the oil into the power steering unit, lol.
Had a BIL that put ATF in the MC on his Jeep! Talk about a perfect storm for having a really high IQ and being dumber than a box of rocks. Some years back he ran 3 tanks of gas through a leaf blower to blow off my front yard and my front yard isn't that damn big! When he finally sat down to have a smoke, I confiscated the leaf blower. Tried to tell him not to do it but he insisted. Dumb me let him goferit and it never ran the same after that and well, it's no more now.
 
Either one has its flaws with renters.... I replaced an induction glass top a few years ago for a client....pot slammed down a bit hard and cracked the glass...rendering it unsafe.

The coil tops are easier for druggies to heat the hash on spoons or knives. I've seen the damage done when I worked on Govt housing repairs a while back.

You can't win either way. :(
Well I'm not going Section 8 for renters so hopefully that eliminates the hash problem...
 
My house was rented to section 8 before we bought it, I don't know if its just what they did or if it was in spite for being evicted, but the kitchen drain needed a power douche for all the grease poured directly in it, most of the lightbulbs were missing and the place being older and a low budget house had a lot of light fixtures with pull chains/cords. Most of them were missing the cords/chains due to very hard yanks severing them on the inside which I can see once being a mistake, but multiple fixtures is intentional.

Well...ceiling fixtures are flush mount LED. 3 ceiling fans with lights and pull chains. But...I renovated it "upscale" and that's the tenant class I'm going after.

Bought a stainless microwave (over the range), a self-clean 5 burner (with 2 small/large) stainless range, and a 27cf dutch door stainless fridge tonight. It's gonna look GOOD when you walk into the place!

Exactly.

My ex insisted on section 8 for a duplex she owned (and I rebuilt)...and it was a renovation every turnover. Never again.

I use a gas stove. :)
 
We've found that tenants basically never clean the burner area on a coil stove and all the crap falls into the under top area and gets melted on, and the burner pans all rust terribly.

OTOH, we had a nice used glass top that the tenant swore they didn't know what happened to cause the crack....looking us straight in the face as their mother swung a HUGE 24x14 inch iron pot onto it ..... right in front of us.

Wrote and mailed letters to the shop tenants informing them of the rent increase.

Sigh.

The insurance went up almost a grand and the dumpster went up 900 after going up 600 last year.

Yes, I write it off, but it kills the monthly cash flow.
 
Well the guy at Lowe's was super nice, they had some good sales going, AND he worked a deal for me with the mgr because I have a Pro account so I ended up getting about $4k worth of appliances for $2163.

Asked the manager (16 years) about broken glass tops, he said he's seen TWO his whole time there. And, in the end...security deposit takes care of it. Hassle? Yeah...but covered.

I got "Murphy'd".

Yesterday as I was about to leave work to go home I get a text from my wife-

Rental unit stove made a sizzling/popping noise and now doesn't work.
 
I guess 26 years in borderline "severe service" is OK.

Went shopping last night.
Same unit for the same or almost the same price at Lowes and HD.
Bought this one from Lowes while sitting on patio furniture at HD (shhhhhh).
5% discount with Lowes card= 35 bucks. Almost paid for install.
I know, could do it myself.

This is the same unit we just bought for our own hose, but ours has the display in the front and the vent in the back and is a true flat top, without the vertical stuff in the back.
List is 1300 but we paid the same 650 for ours 8 months ago.

And it all works! No smoke from the wiring (always a bonus)!

Still have to finish trim, level the fridge, raise and level the cabinet between the range and fridge, plumb the sink, and plumb the fridge water supply...but the big stuff is in.
 
Today, I finally got the time to work on a long overdue project.

Making 6AL4V titanium washers I wanted for the Mark Williams Dana 60 aluminum spool.

.995" x .105" with a .510" bore all within .0005"

.020" outside radius both sides and one side of the inside hole.

.040" radius on the other side of the inside hole to clear the .032" radius under the head on the ARP bolts.

Spent far more time, for I am sure no gain, but I wanted to do it because I could.

Gave them a bath in Dawn dishwashing soap, so they are clean and can sleep in bed with me tonight. :p

Since it's Saturday, went to my usual cars n coffee in Morro Bay. After that, dog walking/cat box cleaning/yardwork. Later on today I'll be washing up my 440 block in preparation for assembly. Great weather here, its in the low 80's.

What I did today is sell one. I'm surprised that the latest ad had so much attention compared to previous attempts and its not like I made a huge price adjustment. So anyway after 11 years my old Ranchero goes on to a new home.

I swapped out my daily Cadillac for the Dump truck to my big garage. The Caddy needs a little work, and there is spring duties That calls for the Truck.
