While we're on the subject...I just got word that the long term tenant is moving out of four of my 22x20 rental units. he threatened to move out in 2013, but only spent one day on it. Waist deep 1760 sq/ft of tools, parts and general crap.

This time he's serious and has spent almost a full two weeks on it.

I'm planning on claiming three of them, and upgrading and renting the 4th, then moving my shop and projects across the lot from the 12x20 units I'm currently in.

My math says I'll gain about 200 sq.ft (in fewer units with a higher ceiling) and make back almost all of the renal income, with the potential to make more by more thorough consolidation.
I already have two prospective tenants on a waiting list.

Exactly what i am aiming for!!

Planning a 40x72 addition to my 40x72. Gonna tee it off the east side so i can have my big door facing south. We will be adding a 24x24 game room on the south side of the addition also. That part will only have 8ft ceiling for heating and cooling efficiency. I am out of room in the current 40x72 and can barely get a car in to work on and have no room for long term projects now.
 
I am in full blown envy of many of you alls' shops. :thumbsup:
 
I'm glad I don't have to heat and cool a shop that large.
Actually this building is very well insulated. I keep the doors closed as much as possible, when it’s cold or hot out. It’s been a fairly cold winter this year, I’ve only used about 500 gallons of LP and that’s going out and turning the thermostat up to 66-68 just about every day. I turn it down to 56-58 at night. It stays cool in the summer, people think I have AC. The worst part is that humidity starts creeping in. I brought out an old dehumidifier that I had in my basement, it made all the difference in the world. You wouldn’t think it would make much difference, but that thing will suck 5 gallons of water out of the air in 8-10 hours.

Are your gable end beams I beam or C channel?

I'm moving from my 1982 building into my 1977 building and just noticed that all the interior beams are I beam but the end beams are really big red C channel.....in '77.

C-channel gable ends. Just the two inner spans are I-beam.
 
I like that you poured an apron out front. Our shop has a 48x25 apron that is used quite a bit, especially to clean equipment before bringing into the shop. Any really dirty job usually is done outside, depending on the weather.
 
My shop (and hangout for the wife and kids on the weekend and summers)!
We have movie night once a week :)
